Coast News letters: density bonus flaws

Dear Sen. Blakespear,

I’m writing to express concern about the threat Senate Bill 79 poses to those of us who genuinely care about providing affordable housing. SB 79 has virtually no affordability requirements and threatens to override voter-approved Proposition A height limits in Encinitas.

As you may know, Encinitas has already been hurt by the state’s current density bonus laws, which heavily favor market-rate units and allow only a minimum number of affordable homes.

A recent example is the 30-home Torrey Crest development on Melba Drive. Of those 30 homes, just three will be affordable — and that’s after three existing lower-income homes were demolished.

Bottom line: Existing lower-income renters will be displaced, and there will be zero net gain in affordable housing.

On top of that, a large number of trees will be cut down, and bird and wildlife habitats will be replaced with heat-producing hardscape.

It’s clear that the Building Industry Association and certain developers — who value profit over community — hold the most sway in Sacramento. Rather than improving current density bonus laws to meaningfully increase affordable housing, our legislators seem to be blaming the public for pushing back.

This tactic — straight out of Trump’s playbook — paints concerned residents as NIMBYs. SB 79 is just the latest example of California’s flawed housing policies, pushed by Sen. Scott Wiener and backed by legislators who appear ready to support them.

I’m looking for answers, not excuses. Why are lawmakers pushing laws that cater to developers while ignoring the real need for affordable housing? Why aren’t they fixing the current policies to better serve lower- and middle-income Californians? Why aren’t they working with local governments — instead of setting them up to be sued?

I would appreciate hearing your perspective on SB 79 and the state’s approach to density bonus laws in general.

    Trump playbook? I would like to know how that relates? Is that comment just a cover for bashing both sides and hating on Trump? I know many dems or middle of the roaders fear or terrify the wrath of the far left bolsheviks if one points out they suck and hate humans.

    The disasters that are currently happening on Melba and Quail point our the the one party rule in CA has been and is ruining any quality of life that once existed.

    Melba will never ben the same and Quail Gardens is being absolutely destroyed. Make no mistake once it's all built out Quail will be unrecognizable and will be magnitudes worse than the worst many of the worst traffic jams in history. The current timing of streetlights reveals there is no intelligent thought or engineering that exists. The other night at 7pm it was obvious what lays ahead. The thousands of units are not even close to done yet. A sad tale of profits without prosperity. Look it up, it's real and it's happening right before our eyes.

    This city council has to address the budget and getting a real city manager that can take care of business.

    At today budget discussions, unless the city manager presents a budget that reflects a reduction of 30 to 40 full-time employee positions, this city council is way off track.

    All of the useless full-time employee possessions that were added in the FY 2023 fiscal year budget need to be eliminated in this budget along with 20 to 30 additional positions.

      To the city council, Budget workshop three was just as big of a joke as the first two workshops.

      The city remains in a tailspin, and our current city council is supporting a completely incompetent city manager.

      Bottom line, the taxpayers of Encinitas are fucked.

      The infrastructure remains I maintained and getting worse by the day, and that’s why you have closures of beach access like D St. and future closure at beacons, again.

      That’s why the roads look worse than Tijuana. And that’s why the city is getting its ass sued off regarding unsafe road conditions, people dying, and flooding all around the city.

      City council get your shit together and hire a real city manager and start taking care of business please.

      Thanks for sharing that proves the point.

      Drugs cannot handle roundabouts, but it makes it much much much safer for the rest of the community to filter out those drunks.

      “While neighbors told investigators Sunday they heard whatsounded like a crash between 2 and 2:30 a.m., the accident was notreported until many hours later. Baker was declared dead at thescene at 7:09 a.m.

      The crash ended when the victim’s vehicle came to a stop in thecorner of a vacant lot east of the roundabout, Webb said.

      With the pickup off the road, and with much of the debris fromthe crash landing in a parking lane, motorists would notnecessarily have realized an accident had happened, Webb said.

      Webb said Baker was driving eastbound, climbing a hill on theapproach to the roundabout “at a pretty high rate of speed.

      “We have some information he was drinking at a local bar,” Webbsaid.

      When the Santa Fe Drive roundabout opened in 2004, someresidents said they worried it would be unsafe. One other accidenthas been reported at the roundabout, a solo hit-and-run in March.There were no injuries, but alcohol was involved in that crash,Webb said.
