New Leucadia mixed-use project at 101 & Avocado

Strange how no one I know has mentioned this mixed-use Medical Center project at Avocado St & N 101 being advertised online. Found it by accident today.
They've had a development by that name mentioned on the chain link fence at the property for years. Didn't realize the development would have so much character. Hooray.
Available in April 2015, too! Kinda reminds me of Surfer's Point. For the last 20 years, all they've needed are 13 more investors to start building their time shares at Hippie Hill. Must be some kind of write-off for a larger concern. Who could afford to lose that much money every year?
Another chance for another roundabout perchance? Or maybe let those property owners at Grandview and the 101 off the hook and move Grandviews' planned roundabout to Avocado St.? How about it Streetscape promoters?
Next time ask them to send a car for you. The project (Case # 13-223) had a citizens review meeting on Saturday, Nov 16, 2013 with 9 people in attendance. It was approved at the planning commission meeting on July 17, 2014. I know this because I looked it up which you can do as well.
And folks found out about the CPP how? The inbox poster's point was that people weren't noticed, not yours noting that a meeting was held and nine people attended.
Nice insider's sidestep and straight out of the Shaffer playbook to blame residents. Next you're going tell us that folks could have tapped into their ESP and divined there would be a meeting, then found out about it by digging around on the city website.

The planning commission report said they followed standard procedure which is to notify property owners and residents within a 500 foot radius of the property boundary. Actually 10 people attended but only 9 must have signed in. You can look it up, as I just did, on the city website.
Who is blaming residents? If you're outside the 500 foot radius you wouldn't receive a notification of the CPP meeting but anyone can attend. This is normal.
9:17, I'd be in for that. But Tom's Donut Shoppe building is probably way too close to a roundabout configuration. I want roundabouts but don't want them to hurt Swell Property - or anyone else's.
Its yet another "tandem" parking garage loophole to qualify for high density. There are multiple problems with this place. * Not enough parking for businesses * Not enough parking for residents * No one who lives there will work there, creating twice the trips and parking problems. * The lack of parking will encroach on the nearest neighbor's / business' space. * The two car garages will mostly be used for storage, not cars. * A mandatory use of garages for cars is unenforceable. * Rear outdoor parking is approved as public, but tenants won't see it that way. * Only 4 parking spots in front and zero on Avocado.
Great job and good luck renting the ground floor for $15K per month.
Used to be old apartments. That lot has been for sale for a lot of years.

ReplyDeleteWhat's so strange about it other than the people you know didn't mention it? Unless it means you won't be able to park there when going for donuts.
Strange in that the city "notices" as little as possible.
