Property and Casualty insurance premiums don’t care if the house is paid off or not. Why would they? They are pricing the risk of a fire, robbery, or your dog biting someone, none of which is affected by whether there’s a mortgage or not.
If you borrow at 2.5, but the interest payments are deductible from income taxes, then the effective rate you are paying relative to any other non-deductible interest loan adjusts down. I did the calc based on my income and top marginal rate a few years ago and the effective rate was around 1.8%.
