11:25 - density has nothing to do with weight. Besides, a normal brain will weigh the same when it turns to mush. As for Olivenhain, there will be no increase in housing density becuase it's already pretty much built out. Sure there's the stuff to the north east and a block to the east, and maybe the 4 corners, but that's about it. So I'll stick to horses as the determinant unit of measure.
Built out - until they force zoning changes on you to "comply with state mandates." Not a single parcel in Encinitas is safe. Sculpin, are you really not familiar with the favorite designation of developers and the city alike: "underutilized" property?
9:26 You are delusional. Please explain to me how the zoning gets changed on a 3 acre parcel with a 12,000 sf home? I understand changes in use, like the Deanno Rullo Stables, but if you've got a home on it now, that house is staying. I can see it now - 3 contiguous lots in Wildflower or LL or Dove Hollow or Knightsbridge are bought by a developer and he's going to use the density bonus law to put them together and build duplexes. Yea - priceless. I can see 4 corners getting increased density; to me that makes sense. Close to transportation, close to services, perfect place. If Carters decides to pack it in that might be another place - not very desireable as residential, but...... No, the biggest threat to Olivenhain is the potential developments in Elfin Forest and SE Carlsbad under the water tower that might want to use Lone Jack for access. That would really piss off all the ferrari, porsche and muscle car residents who love to jet through there - oh and the bikes! Oh, and don't forget the horses too!
Zoning is R-2 where I live and a realtor/developer told a number of homeowners in our area that our properties are under-utilized. Sculpin may feel bullet-proof, but many in town do not.
The city has worked hand-in-glove with developers in the past to identify likely parcels. I don't see that changing anytime soon...the city is already planning "improvements" on Prop A to sell up zoning capabilities that will not include voter approval.
Sculpin you can rest easy, apparently. Many of us, not so much.
A workshop wanting those pesky Olivenhein residents to move I imagine.
ReplyDeletemove into density bonus and low income condos.
ReplyDeleteNo low income anything, just the increased density, oh boy!
DeleteThe only increase in density around here is when we decide to get a few more horses!!

thats what you think... density as in the increase in housing units per acre, not the weight of your brain as it turns to mush....
