Design review tonight

From the inbox:
Tonight there is a joint City Council and Planning Commision meeting at 5:00.

I am concerned that the zoning standard that have protected our community character up until now are in jeopardy.

While it was a great victory that our city is fighting the BIA, that does not mean that they won't try to attack the underlying community character of our five communities through changes in zoning and Design Review.

I invite people to try to attend tonight's 5:00 Joint Council/Planning Commission meeting.

  1. They are proposing a "Floating Overlay Zone" which will allow for property owners to develop projects at a higher level of density than the parcel is zoned for. There goes all of the good work against Density Bonus that made citizens feel like the council was actually listening.

    This idea DESTROYS community character since developers--people who already bought into a community--get to increase the density of their specific project.

    Let council know that we say NO!

  5. This is a mechanism for the city to impose restrictions they otherwise could not.

    If a developer opts for the overlay, it comes with significant strings attached.

    This will destroy our municipal code and replace it with a form-based code which is double speak for smart growth and the new urbanism and mixed-use.
    It means that in the floating zone there won't be setbacks, how far back a building must be set back from the street or next to the property lines. It means there will be NO protect for your property if the floating zone is next door to you. There are no strings attached or restrictions imposed under form-based zoning. Look it up and be afraid; very afraid..

  7. I hear stories of people who want to build houses within the code who are harrassed and held up by planners who try to entice them into Density Bonus projects. Not everyone wants to live in an overcrowded space. Staff members WANT high density since it means job security and funded pensions.

    1. No, it's not nonsense. Staff is pushing higher density, including with the County, as the "highest and best use." This is true of the County owned burn site near the Sheriff's substation off of Camino Real.

    2. Again, nonsense, the staff could not care less about increasing a property-owner's project density. The more density, the more problems from neighbors. Get your XXXX together, there is absolutely no proof of this, period. Save it for your next Lone Gunmen meeting or therapist appointment.

    3. So there was a question of staff members posting online here. Does 7:29 speak as a staff member him/herself? It seems like this poster is claiming a high level of authority on what staff want.

    5. Staff members talk about "sustainability" and fear of keeping their jobs quite often. Have you had a conversation with a staff member who has said that he/she is opposed to density bonus and densification? I have NEVER heard that. At the very least, they claim that the mean state is making them do it and that their hands are tied.

  8. I've heard stories like that too, but not only density bonus. Staff pressures property and home owners to max out any construction proposal.

    2. Think about it. Staff has already held up certain applicants for years and cost them money and great inconvenience. Do you think that we would rat out the people who are already having trouble.

      All I can say is that I have personally heard at least 6 stories from people who didn't know each other that all said that staff messes with them in the planning process.
