Instead of getting up to speed and learning about carbons and how they are detrimental to our environment, he pleads ignorance on a subject matter that has been talked about for years. I suggest he get his face out of his chocolate cake and pay attention to what is going on in the world. This guy is a disgrace as a council member.

    I think Muir should also utilize those open space trails by taking a daily jog. Maybe that will help with his thick brain.

    2. Covering makes the project even more expensive than it already would be. Covering would create new real estate, new development and bring more people. Covering would create a miles-long tunnel. Covering is unnecessary. Covering is not a good idea. Go to Solana Beach to look at their trench and crossings.

    Trenching and covering is not the same as the tunnel that you keep bringing up.

    Covering allows multiple crossing opportunities, but is not the same as the one long tunnel that your appears to be stuck on. Is that you Mark Muir? Sure sounds like it.

    Some fencing will be required for the trench where the covering does not exist.

    Council, stop wasting $million on not so small piece meal solutions that will only serve to never have the tracks lowered. {Ecke School under crossing]

    At the least, until the tracks are lowered, some at grade crossings should be provided, but no more tunnels under the tracks. Stop the waste.

    I know the area as well as anyone, and have seen their progress take place, while we are surrounded by other municipalities that are or have found a way forward.

    I suppose a fifteen year old report could still be relevant for us here in Encinitas. Your implicated knowledge could be of use while we try to lower our tracks. Come on down. Any help is welcomed.

    Do your own homework. Get the report and read it. Go to Solana Beach and walk the rail corridor from the San Elijo Lagoon to the Via de la Valle bridge. Read what this guy wrote in the Coast News two years ago:

Sunday, most businesses bread and butter day, they get screwed, less income for them which in turn means less income for the idiots at city hall. I pay dearly for that access, we all do, it is even state law. What do we get from all these marathons? Permit fees? No trip to Ace hardware this morning either. Idiots clearly are running this shit show around here. Can this city get a single thing right? I have only been here 10 years and these DF's are still working on the same crap and the same crap results, or lack of. They couldn't even redo the curb in front of my house, just went through and blocked everyone drains. They are proud of a run down, way over priced, property that is NOT on the beach but act like it is. The park, Jesus fing Christ, how much in fines? Surf madonna fiasco, talk about kicking a gift horse. OMG, that kook statue is literally the laughing stock of north county. Name one thing the city has got their hands on and got right? I can not think of a single thing. In the real world these shitheads would be on the street, living under the bridge at the tracks but still living off our tax dollars. They are like huge leaches or bums with pensions. It's like they get paid to screw things up.

    6. The churches lose about 70% of their regular attendance on these days - that costs them. Businesses lose customers, as there is no parking. Change the route around - run it down Vulcan and back onto the main highway if necessary. There are just too many of these events held anymore.

    7. Does the city profit from these or are we funding them? That would suck if our tax dollars were used to shut us out of our own town. Are these really non-profit? How much goes back into the community and at what cost to tax payers? Do organizers donate to campaigns? How much do the state parks miss out on? Seaside, Cardiff reef, Cardiff, and Swarmies all blocked.

      Went to Dixieline for the first time today, Way better then China Depot and more selection then Ace. That is one positive, found a new hardware store.

Don't answer the door, etc is among the techniques for illegals to avoid ICE. The plan for the homeless is to get them housing first, then worry about services. Free housing is certainly a welcoming city perk.

  23. Trenching and covering the tracks is the best solution to our problems. A covered tracks will allow for separate areas. A community garden location. A tranquil location, a dog play area. A children's play area. The covered locations can be subject to limitations, i.e. No commercial development, no housing, etc. covered or not, at grade parking can and should be created. Modern parking meters sense when a car is present and when a car leaves a space. That money goes to nctd to cover the costs of construction and maintenance. 4 parking spaces, and area of 3 spaces wide for green zones then 4 parking spaces. Up and down the 101....
    Of course this will never happen as the powers at be are not capable of envisioning a better nicer 101. Weeds and dirt and is what they want and weeds and dirt is what they shall have.

  24. Certainly parking is needed - only a daily basis it is unbearable. But take in a special event from the half marathon to dog days and hopefully an expanded farmers market it becomes impossible.

    Our Chamber of Commerce's should get on board and work to trench and COVER our tracks to get this fixed as currently it harms their businesses.

      Consider the ocean front restaurant in Cardiff next to PCG. Is that an undesirable space too? How long has that been vacant?

      The restaurant in Cardiff obviously has problems of some sort, making it undesirable.

      When Whole Foods left, it left an impression of the viability of that location. It now stands empty, bringing in no revenue. Concessions will cost the owner time and money, which further affect their bottom line. Anyone coming in will realize the vulnerability of the location and the diminished value of the space, giving them negotiation advantage. This location is hampered by parking access and excessively high rents; it is not to say some businesses can't make a go of it, but the exit of an anchor business leaves a permanent impression on that location.

    7. That you don't know what you are talking about, if you think a month is a long time for a space to turn over. Same goes for your thinking that the only thing going into a lease negotiation is rent concessions.

      One of the things to negotiate is an out clause. If the tenant opts to break the lease before the term of the contract, they have to pay up. It's likely Whole Foods had to pay the landlord a chunk of change to exit. Depending on the size of the payout, the landlord may be fine on cash flow and want to set a higher price and be patient.

      Any new tenant would have to negotiate a new lease, which can be very complicated and take time between the lawyers.

      Any tenant will have to reconfigure the space. Your suggestion that the space is undesirable because it isn't turn key is really dumb--nothing is ever turn key in retail. Ever. The interior plans need to be drawn, then there's city permits for the construction, signage, and the operation of the business. Then there's city inspections at various milestones of construction. How long do you think all that takes?

      I seriously doubt you were ever a business person, because you are saying some really really dumb stuff.

      Why don't you go ask the owner of Moto Deli why it took nearly two years to create a sandwich shop where a sandwich shop used to be?

    10. 12:12 PM No new tenant will opt for a long term lease, unless they get it at a bargain rate. Whole Foods may have paid an early exit penalty, but they over-estimated the potential for the location. Doubtful that will happen again.
      The space will likely be sub-divided into smaller units; that will take time and the expense will likely be the owners'. Watch the spot - we'll see how long it takes to be reoccupied. A lot depends how how aggressive the leasing agency is in enticing tenants to come in - how do you suppose they do that? You think yourself so savy about commercial real estate - wannabe blogsite expert.

    11. A minimum turn-over time between tenants is obviously the desired option. Alot depends on the economy, the types of merchants entering the market or relocating, the aggressiveness of the leasing broker, the location, the rent and terms of engagement, etc. A two year hiatus between tenants is not good, especially if you are servicing a commercial loan on the property. So what is a reasonable amount of time for a turnover? Obviously a generic answer - the shortest possible.

  28. In this world you have to plan for the future far in advance. Funding for trenching and covering these tracks could have been found if the plan was drawn and project approved from the various agencies involved.

    Their will never be funding for Trenching and Covering our tracks without an approved plan from City, State, our public railroad agency NCTD and SANDAG and Coastal Commission.

    Let's move forward and get the plan made to Trench and Cover our tracks!

  32. Covering and Trenching our railroad tracks is critical for our future on the coast of this citizen owned railroad.

    Without covering it the parking and other uses will not occur. And if done right the cover will create a parkway for walking and biking and can even provide revenue to pay for the project long term.

    Without covering the trench the greatest benefits will never be seen for the project!
