T is for Too Tall

Measure T on the November ballot is the HEU is At Home in Encinitas (AHE). This graphic explains the huge building height ​ ​increase proposed by Measure T.

 
Today, all Encinitas developments, except certain medical and school buildings, are limited to a maximum of two stories or 30 feet. This includes the peak of a pitched roof, the equipment on top of flat-roofed buildings and all other structures. This is a true maximum limit.
Measure T misleadingly describes an increase of height to 38 feet.​ ​However, this is only to the midpoint of a pitched roof or the flat surface on a commercial building. The pitched roof can extend above 38 feet ​ ​as much as the eaves are below. ​ ​flat-roofed building can have up to a 6-foot parapet around the entire building, extending its height to at least 44 feet. Elevator shafts and stairwell structures are allowed to cover 25 percent of the roof and can push the total height to 48 feet.

Measure T also allows an attic to not be counted as a floor if less than half of the attic ceiling height is greater than 7.5 feet. This is a loophole to avoid counting the habitable attic floor as a fourth floor.

  2. They really are doing everything they can to make sure this does not pass. How much money did Gaspar and Sabine agree to give their friends on the BiA if it does not pass?

  3. I like the exemption for the basement (naturally, since I am a bottom-dweller) - but not so much the roof space.

    As an aside, did you know that Napoleon III also had his version of Prop A? All buildings in Paris were to be no more than 7 stories high, and conform to a certain type of architecture (courtyards, breezeways, etc). It's why Paris today remains such a beautiful city. Washington DC was designed similarly, which explains its unique and European feel.

    1. 10:36 I would love to build a structure that is 7 stories high right next to you, in front of you and behind you. Now that would be unique and surely bring others to your neighborhood.

  5. Last night the planning commission approved the remodel of a home in Leucadia that was originally built in 1929 and has a 36 foot high "widows watch" tower. Didn't they realize that this iconic neighborhood structure is actually destroying the fabric of Leucadia by allowing that 36' tower to remain?

    I'm kidding of course and hope the remodeled house has a long life and remains an iconic landmark.

  6. What was the Friendship Inn, now Econo-Lodge, was allowed to go over the height limit, soon after the City incorporated. The architecture is not "iconic," but the home sounds lovely. Only through appreciating diversity can we find harmony.

    That being said, I'm grateful for our previous Prop A's reinforcement of our original General Plan. The various "Specific Plans," were pushed through without public approval, by biased Council Members.

    It's very expensive to keep our city solvent, what with the high pensions, wage inflation, and cheating public officials, who have agreed to overpaying for PV by 5 million, dismissing that as a "trifle."

  7. Donna Westbrook had it right that there could be 10,000 condos at Encinitas Blvd. and El Camino if it passes and developers invoke Density Bonus.

    Developers and staff members get on here and point out the developers don't HAVE to do Density Bonus. When have we EVER seen developers NOT take every opportunity available to them to make more money. A lot of them don't even live here, so Encinitas is nothing more than an investment opportunity for them.
