    The same one where "staff" said they'd widen the road except oops there are telephone poles in the way and a minor cliff on one side? The one that Catherine passed because "staff" recommended approval??

    And I’m probably wrong, but this can’t be upzoned.

    We never voted to upzone, and the HEU isn’t finalized yet, so you can’t even submit a plan to the planning dept based on new zoning yet.

  3. There are two projects there, no? One already approved 1-2 years ago and the one the city stuffed into Measure U when Mosca, supported by Muir and Kranz, removed L7.

  4. Is this a density bonus project and, if so, will the "affordable" house be built on site or did the developer pay a pittance in in-lieu fees to make it go away?

    1. Almost certainly so. Almost every new development the last several years has been density bonus, and the lots are only 5600 square feet.

    With the influx of folks from L.A to get away from that place and overseas buyers, your dream world of vacant property is just that, a dream world. I don't like developers any more than you do but I see what's what. It ain't the 60's anymore. You want open space? Move to Idaho. Ohhh' you can put on your tie dye shirts and goofy sandals and pound a drum but it won't change a thing as that decade is long gone.

    1. 6:34 you ignorant slut. Let me explain to you how Encinitas politics works.

      What you fail to realize is that we want the power to tell everyone else what they can do with their vacant land, and the answer is nothing. At the same time, we want to do whatever we want with our property, like illegal garage units. This is completely justified by the fact that all other property owners are evil developers, but we are the good citizens. Our side, the Good Guys, are always the oppressed victims, and we are always the overwhelming majority, especially when there's no way to measure such a thing. It's just assumed. The only person who would question it is an evil developer.

      It is our right to listen to the lies of any candidate who will trick us into believing that they support this model. Later, when it becomes clear that they have made fools of us, we will become outraged at the politician we elected. We will rail against them, and find a new candidate to lie to us.

      Lather, rinse, repeat.

    1. In order to handle Sacto's appetite for development Rancho Santa Fe should go on the chopping block. If Encinitas does not annex RSF then the RSF residents could form their own city. Tract Houses from the Ocean to the i15.

  8. Self proclaimed potty mouth attorney Marco Gonzalez is bragging about a 20% inclusionary zoning that became part of the housing element.
    "Marco Gonzalez answers a comment on Encinitas Votes with this except - "What in your opinion constitutes "very little" affordable? You don't think the 20% affordable incentives in the current HEU upzoned parcels are sufficient to achieve that level, or you don't think 20% inclusionary is enough?..."
    Attorney Gonzalez know that if a developer decides on using the Density Bonus law, the cities can't also ask the developer to also abide by the 20% inclusionary low income units required in the housing element for every 10 market housing units built. Use density bonus - only one low income unit but with 3 additional market rate units above the maximum allowed zoning which are also market rate.
    Didn't attorney Gonzalez make sure that his client on the Santa Fe property only had to refurbish an existing older house to get extra market rate houses on a density bonus development. He also wanted front yard setbacks of 1 foot.
    Three of the Planning Commissioners voted for it. Attorney
    Gonzalez's magic worked. Less low income housing and more market rate housing.
