Lennar density bonus in Leucadia

That R-3 Leucadia greenhouse land that City Ventures flipped to Lennar for a double? It's now R-4 thanks to the density bonus.

There are 30 lots: 28 houses, one street lot, and one open space / drainage lot. Plans are here.

Apparently City Ventures did the legwork to get the density bonus and that's how they doubled the value.

  1. According to the UT poll more men than women want to see Boob Filner go, scoot, skedaddle. Is that because women tolerate sexual harassment more than men?? If a few of you ladies could explain I'd appreciate it. Filner is only harassing women, correct?? Or has he crossed over to men also.

      But don't act like this is a super huge deal. Men for years have slammed women.

      Just be lucky you weren't born some where other then USA, some man would have taken a club and killed your current keeper, nocked you out, and dragged you back to his cave to have his way with you.

      Quite the drama and come back to the real work homie. Geeze.

      what i say, is teach your daughters to take care of themselves. in the end, you are the only one who will look out for you.

      Open your eyes! Sexual harrassment has nothing to do with sex and everything to do with power. You want to teach your daughters to be safe? Teach them about power - how to get it, how to hold it, how to use it. Physical self defence is fine for a physical attacker -

  2. Honestly read "City Ventures" as "City Vultures."

    People, put pressure on our council to work actively to change density bonus laws. They need to stop the "our hands are tied" arm-waving and work for us.

  4. I've noticed that the City Ventures project on the former greenhouse property at Lake and Santa Fe has stalled. The greenhouses were torn down and a fence erected around the property. A stall usually means a financial problem.

    A similar thing happened at the former Union 78 gas station on Santa Fe across the street from Scripps Hospital. There was a change in ownership and plans for a medical building. That stalled. Now there are plans for a branch of Chase Bank. The old gas station still stands with a fence around it.

  5. Yeah, what is up with that old greenhouse property on Lake and Santa Fe? I thought City Ventures was going to build a handful of houses on the property (zoned RR1). Now it seems stalled (and an eyesore).

  6. Both those properties reflect the ugliness of Santa Fe Dr. Go east on Santa Fe, it's the worst road in the city. And at 724 Santa Fe the property owners are turning the lot into a giant storage yard. Zoning??? Code enforcement ?? Naaaa, it's the ghetto of Cardiff.

  10. Well, the greenhouse property in question isn't open space... it's filled with piles of junk and soaked (presumably) in pesticides. I'm all for open space too... It would be great it City Ventures cleared the property while waiting on whatever it is that they're waiting on.
