Who will upzone my greenhouse so I can build high-density apartments?

  1. This property was owned by the Browns, who always supported Stocks, Bond, and Dalager. The property was sold to City Ventures and is zoned RR-1 (Rural Residential 1 house per acre). A call was made to City Ventures, who responded that the Browns still have the right to give permission for the signage.

    The original request was for R-45 zoning, but there was no super majority on the council to approve it. The request was reduced to R-15 and still not approved. There is an approved subdivision map respecting the original zoning, so there will be 12 or 13 houses on approximately 10-11 acres. Construction has been delayed.

    But wait a minute. There are rumors now that City Ventures will be back to ask for increased density. There is a super majority on the council now. This will probably change with the November election. However, the General Plan Update could give them increased density. The Encinitas Right to Vote Initiative, if passed, would put the change to a vote of the citizens.

    Watch carefully what happens in the coming months, especially the GP Update. ERAC was loaded with real estate and developer interests. The report recommends 3-5 stories and R-35+ density. This would mean R-45 plus density bonus. Not what most citizens in Encinitas would want.

With regard to the "dot exercise," Patrick Murphy showed a map of "Underutalized Parcels," that included green house properties and other large parcels where developers want to put in high density. Places in Olivenhain that were identified included Dana Rullo Stables, a 7.8 acre property that has always been used as a stable, and Jeff Moses' property off of Lone Jack.

    Please attend the Planning Comission, this Thursday, to help prevent a high-density project planned for Dana Rullo stables. This project is located near a creek, and the plan is to kill many trees and to place high-density homes as have been recently developed in Leucadia.

  3. Thank god for the informed activists such as the posts above who watch these monied special interests, as they run rampant over communities they care less about. Dump Stocks, fire Muir and forget Forrester.

  4. Scary thought that any of these 3 will be elected. I would suspect that pension hog Muir has the best chance, as he is playing the "fireman" image up. Stocks( bully and crook) only chance is that the uninformed voter puts incumbants back in routinely. Forrester is an unknown, so his only chance is that these stupid Fordesk signs actually do have an impact. Frankly, I'd buy a Toyota...

  5. Up zoning will be done to pay the inflated salaries and pensions of city staff, fire and ( whoa this is funny, life guards).
    The city of San Bernardino will NOT make it's pay role this next pay period and the police and fire dispatch operators will walk out. No money no work..
    Most SB city workers are running for the door with whatever pensions they can grab, those that wait too long will get nothing. CalPers is set to "Lein" city property to get their pension funds

    Up zoning will kick the can down the road, but only for so long. Encinitas is broke, it just hasn't been announced yet.

    1. Barth can't be both part of the problem and the alleged solution also. Did she vote to give the CM a pay increase to cover his pension contribution....yup. Did she vote to increase the firefighters salaries and pensions...yup.

      Replace every council person when they come up for election.

    No, Teresa did not vote to give the firefighters an increase in saleries and pension. In fact Kristan Gaspar berated her for not voting with them.

    2. I have been completely disappointed in Gus Vina. The terrible City staff have gotten WORSE under his leadership--if you can call it that.

      How much is this a case of him doing the bidding for the majority, or him not knowing what to do?

      How he City Manager is doing would have been a good question on the survey.

  8. The Pacific School site sale to the arts group fell thru; it appeared to be a Trojan Horse to get the site rezoned for high density development anyway. Now Baird is threatening to sue the city again in order to force a rezone to high density. The stooges (Bond, Stocks, Muir and Gaspar) didn't want to touch it in an election year, as it could have blow-back. If Stocks and Muir get back in. watch the rezone be approved. Our city is in big trouble if the Stocks, Muir or Forrester camps get in....
