Because nothing inspires confidence like "Trust me; I'm a realtor"





Really? Like we trusted Suzanne the realtor when she told young couples to buy more house than they could afford in 2006?



For a more serious point-by-point rebuttal of Doug Harwood's argument, take it away Fred:
Just got a NO on A flyer with an important message from the desk of Realtor Doug Harwood. Now I remember him. He's the guy who mentored the developers of the 3 story structures that were built right next to me. I kept wondering why he was always showing up at Planning Commission meetings when those were on the table. Now I know.

On the flyer he sounds worried.

1. He's worried Prop A will "drain city finances to pay for special elections". But he should know the city doesn't pay for those special elections. Only developers wanting to rezone for 3 to 5 story projects will.

2. He's worried that Prop A will destroy property values for people "wanting to remodel their home". What he must not know is that that only applies to someone wanting to add a 3rd to 5th story on their home as part of their money making "remodel".

3. Doug also is worried that "Desirability of living in Encinitas would decrease." Really? Last I heard he lived in Rancho Santa Fe. Maybe they'd like him to help them start their 5 story future? We're talkin' lots of available agriculture acreage there that could be well developed.

Those things said, that's one beautiful 2 story estate remodel on his flyer. What everyone should realize is that home is nothing the passage of Prop A will inhibit here in Encinitas. Unless that chimney is over 30' tall of course
A second, confidential Encinitas Undercover source confirms Doug Harwood as a Rancho Santa Fe resident (where, conveniently, they have "The Covenant" which prevents high-density development) and that Harwood has meddled in Encinitas politics for many years, working to get pro-developer politicians elected to city council.  Why is zoning protection OK for Doug Harwood's neighborhood but not for ours?

No thanks, Doug! Upzone Rancho Santa Fe instead!

  1. Douglas Hardwoord, Mr. ERAC himself, Chief High Density Officer for Encinitas. This guy is a real piece of work: At the ERAC he would was one of the major proponent for high density in Encinitas. Fred is right: he lives in Rancho Santa Fe and could not give a rat's ass about community character and quality of life in Encinitas.
    Who is the next mailer coming from: David Meyer?

    I'm voting yes on A because I want my property value to go up. There is nothing like a five story building next to your house to increase property value, right?
    The NO an A mailers are childish and deceptive.

  2. Maybe it would have been more appropriate to show a 5 story building for the mailer, instead of this house in Rancho Santa Fe. I don't think the issue in the GPU is about McMansion being zoned, but more about Irvine style rabbit cage!

    If it has Harwood associated with it. It is anti- Encinitas.

    If it was up to him, we would end up looking like Huntington Beach.

  5. He's one of the most predatory developers around. Last summer he warned a number of his ex-neighbors in Leucadia to "watch out, Leucadia could be upzoned."

  6. Hardwood also was/is, buddies with Dan Dalager, who now works at the Community Resource Center Thrift Shop.

    I bet Dan nabs the "good stuff" for himself.

    My understanding is that Harwood (oh, I guess my misspelling, above, was a Freudian slip, lol), along with Peder Norby and Paul Ecke III all wanted Leucadia to be declared blighted, so that a Redevelopment Agency, a public entity, could be formed.

    Developers would get, through the RDA, a large portion of blighted Leucadia's property taxes, and the County would get a lot less. . . Those RDA's have been "shut down," by Jerry Brown, more or less.

    But for the fact that our City is running out of money, we would still be on the fast track to redevelop Leucadia at the highest possible zoning, without having to blight us! This would be done with the "fiction" of traffic calming, through five roundabouts, effectively changing N101 to one lane in each direction, because, except for the one at La Costa; the roundabouts south of that will ALL be one lane, with narrow diameters, and without safety features recommended by the U.S. Dept. of Transportation. The USDT also recommends NO ROUNDABOUTS along a railway corridor.

    Unfortunately, "traffic calming" roundabouts would serve as mitigation for traffic impacts relative to developers' desired high density projects; they feel certain they will be able to get mitigated negative impact declarations approved for more three story development with inadequate parking, along N101, including in situations similar to Fred's, where 3 stories would be built next to one story structures, contrary to the false promises of the North 101 Specific Plan.

    Right now, Leucadia is "alloted" the greatest amount of high density development, with Old Encinitas next. Teresa Barth says, "Cardiff already has its share." She doesn't believe in all the communities equally sharing the "burden." But she does believe in cramming three story+ developments along the North 101 Corridor!

  7. Part of my job doing graphics is enhancing photos of houses for Realtor ads. A beautiful sky always beats a pic of a light gray marine layer (which as we know is pretty normal for our area, yet quite scarce in million dollar home ads you see). Pumping the colors a little usually helps too. Sure, it's Hollywood, airbrushing out a zit on a pretty woman, but it shows something off at it's best and its easier than paying a photographer to camp out in front of a house for months waiting for that Cecil B. Demille sunset. A common commercial practice that I see as fair. Gotta remember "It's only a paper moon sailing over a cardboard sea". I enjoy doing visual cosmetics like that or restoring old family photos etc.
    And I have nothing against Doug personally. He's very good at what he does and I applaud him for helping 18 or so other Reators in his group to be successful. And sure, any salesman can go too far. Especially when it comes to promising a good return on an investment when the future can be so unpredictable. There were over 2 million foreclosures last year in the US, (including the new places next to me). A frighteningly staggering figure. I don't know how often Realtors suggest to people to live beyond their means like Suzanne did, but I wouldn't think it's part of the ethics in their job description. Not like say the folks on the radio promising gold prices to double again. Now there's a gamble in my opinion. Good thing gold isn't mortgagable I guess.
    And to tell the truth, I tried to find out where that house on the flyer is if it's for sale. I mean WHAT an amazing ad for his business that could be. That large color picture must have hit 40,000 homes this week. It looks like it just landed from Heaven at 4413 Somewhere, USA. In my perfect world, I'd hope Doug would take the high road, renouce his No on A stance and just sell that gorgeous house while the iron is hot! If it wasn't for the misleading message, that could have been the best house for sale flyer ever!
    But thanks for the spotlight, W.C. and mentioning "The Covenant" in Rancho Santa Fe. Good call. I knew something good was working in that community! Let's vote YES for ours.

      It depends HOW others earn a living here. At the expense of an area's quality of life, I think people of Rancho Santa Fe would feel the same about an Encinitas Realtor steam rolling their orange groves for developers. Perhaps even Doug might protest if his RSF mansion was suddently in the shade of a 5 story resort next door that happened to earn an Encinitas Realtor a handsome living.

    6. 10:26 It's spelled "Scripps" (I've seen that sign enough to know!). And FYI, hospitals and schools are exempt from height restrictions with Prop A. You're talented. So get busy and draw some already, before your competition beats you to it.

  11. scuplin logan jenkins is a waterboy carrying the high density meesgae of his masters. He is a grocery clerk errand boy sent to collect a bill. He does not have an original thought. He paints things as green or grey to suit his motives, today romantics and pragmatist... The truth is Prop a is about freedomg and liberty, the right to self determinatin, independence from high densiy profiteering carpet baggers like harwood, meyers and zellman, freedom from lets say it crooked corrupt compromised elected cowards (dalager) freedomg from social engineers like shaffer and barth who have never competed in the private sector and now want to force their idea of high desnity utopia on all of use, freedom from high density attorney's hoodwinking the public and writing density laws.............Jenkins can't write about the ideals of liberty and freedom for he know not that to stand for them is to take action. principles are like being pregnant, you have them or you don't. My opinion.

    2. One more thing. When the boat houses were purchased for preservation 6 or so years ago, it was wau bacl then a plan by DEMA to make one of them a mini-museum. An idea who's neighbors were not thrilled about because of increased tourism creating more congestion than they already have with people stopping daily to take pictures. So I'm a little perplexed WHY that plan (they suddenly see worthy of their #1 complaint against Prop A) wasn't a priority in the last 6 years? Frankly, I don't like the idea of either another museum in town requiring full time staff, nor do I like the idea of eliminating one housing unit in a city with such a "deficit" of places to live. So I have to wonder about the sincerity and viability of their position. Their PROPzillA PROPagandA poster made me laugh, but its far fetched message is a red herring.

      The fact that Dody Crawford at DEMA spreads this and other lies at taxpayer expense should result in her firing.

      Speaking of Dody, no one's ever answered the question as to what her/hubby Gary Tucker's investments downtown, and how might they stand to benefit? There were supposedly 30 investors (plus borrowed money) in Pacific Station. Were Dody and Gary among those 30?

    4. Dody Crawford should be fired immediately. DEMA's mission is to sponsor events. Instead it appears that Dody is using membership money and taxpayer money to further possible profits for the landowner of the 3 or 4 properties.
