What you get for $1.25 million

This house on Sylvia near Moonlight Beach was featured in the New York Times real estate section.



WHAT: A three-bedroom two-and-a-half-bath house near the beach

HOW MUCH: $1,249,000

SIZE: 1,552 square feet

PRICE PER SQUARE FOOT: $805

SETTING: Encinitas is a coastal city in San Diego County. This house — a bungalow with a red-tile roof — is on a narrow street dotted with palm trees two blocks from Moonlight Beach. Public coastline stretches out on either side. Downtown, a collection of small shops, cafes, restaurants and bars along a low-key stretch of Highway 101, is a block or two inland. San Diego is about a half-hour south.

INDOORS: The two-story house was built 1944, and remodeled within the past few years. Floors in most rooms are dark hardwood, and windows have plantation shutters. Through the front door is a living room, with an arched entryway leading into the dining room and kitchen, which has quartz countertops, a farm-style sink and stainless-steel appliances. French doors in the kitchen open to the backyard. Across the yard, there’s a detached artist’s studio with a full bathroom. One of the bedrooms is on the main level; the other two are upstairs.

OUTDOOR SPACE: Between the house and the studio, there’s a yard and an outdoor shower.

TAXES: $15,612 a year (estimated)
It sold 4 1/2 years ago for $880,000. Nice trade.

    2. Well they won't let you have a gray water system for lawn and plants but they reward you by banning plastic bottle and bags.... And show you how smart they are by breaking the law regarding the mayors office. Idiots, fucking fools.

    3. I was told gray water in Encinitas is legal to use on plants now. But hey, shouldn't that artist's studio be counted as affordable housing?

    5. Hi WCV,
      Graywater is best used from washing machines that use biodegradable soaps; don't wash diapers or use bleach. Also, they want the graywater to flow to at least 2" under mulch, remain on your propery and be out of contact with children or animals. You know, common sense stuff. Since 2009, California allows certain graywater systems without permits, but more info is here:

    6. I also heard one friend of mine who wanted to do a permitted graywater system was going to be charged $15,000. That's when they getcha.

  3. Sad Sac could by one of these every five years cash free with his retirement alone. Muir could by one every 7 years free and clear forever. Its good to be a fire princess or a financial disaster for Cities.

    1. These civil servant jobs are vastly overpaid during the "active" years; the pensions are nothing short of highway robbery. This is what happens when the populace is disinterested in the affairs of government and the "servants" become the Masters. They assign their own salaries and benefits. looting the coffers dry. Given the current composition of this City Council, there isn't a chance of pension or salary reforms.

  4. I love the way a real estate post becomes a post on Vina by 5th response. So gray water systems are illegal in the city, or the county or state?

    I don't know if they should ban plastic bags, but there's no excuse for using them. Get some of your own and keep them in the car, it's that simple...

  5. What's with the picture of the 5 council members on the City website? Have they ever looked at themselves in the mirror? Do they really think that we want to look at them when there are beautiful views abound in Encinitas that actually DO represent this city, while they do not?

    This is the most strangely, self-absorbed and prideful council that we have ever had. Just remember that Hitler and Stalin had a good working relationship, too. Encinitas is like Poland, and I look forward to seeing how friendly Gaspar and Barth will be by next November.

    2. This city government has much in common with totalitarian regimes, and Fascism, Nazism and Stalinism are only three flavors of the same thing. This city wants to control the process, the checkbook and the message, and Barth attacks individual citizens who try to set the record right.

      The city hides and destroys records and works hard to control their press image above all else. Why is it that the ONLY thing we hear about the park is positive? More and more people are aware that the city has been fined a $430,000 fee for their mishandling of this project.

      If the new communications director recommended council to pose for the picture on the City Website, this move does not show great awareness or professionalism since it highlights that the only accomplishment of this council has been to be able to pose for happy group photo ops and to claim that they get along. This is such an incredibly low standard of performance that anyone else would be ashamed to make such a claim. It is a non-achievement. It sounds like preschool when the hair puller and the biter stopped abusing each other for a few days, so the entire preschool class gets chocolate milk for a reward!

      We seem to have the worst aspects of all of these forms of government, lead by a Banana Republic-inspired City Manager with a Napoleon Complex.
