Coast News op-ed: Blakespear shuns affordable housing in order to boost her developer campaign donors' profits

 Coast News:

Affordable housing is an ongoing issue in Encinitas. Required affordable housing percentages have recently been the focus of the Planning Commission, who voted to increase the percentage. If the percentage of affordable units per development increases, we reduce the total number of units needed for the 2021 housing cycle (see chart).

Currently, developers sprinkle a measly 15% affordable units into each density project. For every 100 housing units built, only 15 are affordable. At 15% we will need an additional 4,000 units to be built to achieve the state’s goal.

How is building 85% luxury homes and condos compassionate to our teachers, firefighters, and service workers who need housing now?

Mayor Blakespear claims 15% is the absolute max despite the fact that her own commissioned study concluded 20% was reasonable, when in fact the Goodson project (near Encinitas Boulevard and Rancho Santa Fe Road) is 20%. Developers do not pay for the increase in land value when sites are rezoned to R30 (30 units per acre), often from R1 or R3. This is a land value windfall, and in exchange they should be required to pay for more lower income housing. Other cities requiring increased affordability include Corte Madera, Los Gatos and Capitola. In Encinitas, for all the housing plan upzoning, we realize very few affordable units.

  4. The most shameful aspect is that the city refuses to require improvements as part of project approval. One can understand no requirements for a single family home but this city is allowing 12+ home per acre projects to build without improvements to the street/s and infrastructure - Why the give-away? Make these developers pay to play. Bury utility lines, build sidewalks, pay to a general improvement fund (for drainage, trenching, whatnot).

The tax payers get screwed because you get more density, more people, more pollution and no mitigating infrastructure improvements. The tax payer will need to pay for all that needed to mitigate all the developers poop all over our town.

    what a mess. The roadway is full of ruts, uneven paving and messed up surfaces due to trenching and grinding off the surface of the road. I guess the City inspectors have been given orders not to do their jobs. My company could NEVER get away with such bad results in trench repair and resurfacing. NEVER

    The lack of this streetscam plan ever being truly vented before the public, or even further, to be voted on, says a lot as to its real world public approval.

    A very small profiteering vocal contingent has held the day, thanks to a willing city council.

    Our current council made the most out of the pandemic with little public oversight as possible.

    As phoney told the council crowd in attendance a couple of years ago, the worse we make the traffic, the better it will be. You could have heard a pin drop for a moment, along with a few audible gasps of astonishment.

    On a separate matter, the new Olympus Neighborhood Park is a gem. After twenty years, it finally came to fruition.

    Council done good on that one. It's a beauty. Nice to have a park without toxic greenhouse poisons buried in the ground.

  20. Here is my prediction. The one lane roundabout at El Portal will work excellent just like the ones do on Leucadia Blvd.

    The gridlock along N. Coast Hwy101 will remain at the signals at Encinitas Blvd., Leucadia Blvd., and La Costa Ave.

    If you want to get rid of the super bad congestion at those intersections improve the intersections. The City should consider roundabouts.

    The roundabouts on Leucadia Blvd don't work because they're too small. The roundabout at El Portal will be too small to work as roundabouts are supposed to.

    The other three projected for Sea Bluff, Grandview and Jupiter are also too small. Sea Bluff is a private driveway. Jupiter makes no sense at all.

    Jackel didn't want roundabouts at La Costa Ave and what was the entry to Cabo Grill, so there are none there.

    There's not enough room at Leucadia or Encinitas Blvd and 101 for two-lane roundabouts.

    Leucadia 101 at one lane in each direction and too-small roundabouts in the wrong places will produce gridlock, especially at Leucadia Blvd. Businesses will die because drivers won't want the hassle of the traffic.

    Pull your head out. The roundabouts on Hwy 101 like El Portal will work perfect. The gridlock will remain on Hwy101 at the signal at Leucadia Blvd. which is cause of all the gridlock through the entire corridor. Fix that intersection and you fix the gridlock.

      The roundabouts on L101 will provide safe intersection conntrol for pedestrian and vehicles to access side streeta and cross the road. They also help to slow the Freeway speeds to a reasonable mainstreet speed.

      Regarding examples. There already are roundabouts on Leucadia Blvd. that work great. The City Could replace the Leucadia Blvd and Hwy 101 signal with a one lane roundabouts and additional right turn lanes for the west to north, and north to east approaches.

      Regarding Leucadia Bvld. and ECR, a two lane roundabout would work so much better than that crappy signal.

      Let me guess, you still think the roundabout that have worked well for 13 years are to small and do not work.

      The really is there is a small percentage of the population that truly believe things that are not true.

    The current housing is affordable. There are many owners of the existing homes. In fact, I'm not aware of any homes that are government homes completely so the public is affording them. The are all affordable. Its called free enterprise. Supply and Demand.

    The question is where if anywhere should the state and feds encourage more home development?

    First priority is to acknowledge that humans are the biggest cause of pollution on earth. Population = pollution.

    Second is to prioritize population (pollution) control because there are way too many humans on this earth.

    Third is to quit building new homes in arid deserts that require pulling water from the natural waterways and kill the nature eco-system.

    Blakespear, Newsom, and all the retards could care less about harming the earth, Their sole interest is money for the developers and the ass sucking developers' attorneys.
