Neptune spec house in Wall Street Journal

Wall Street Journal:
A rare waterfront spec home in Encinitas, Calif., is coming on the market for $28.75 million, far more than the priciest sale to date in this affluent city north of San Diego, according to Ernie Carswell of Douglas Elliman, who has the listing with colleague James Likens.

The current record was set last month, when Crescent House sold for $16.25 million, Carswell said. In Del Mar, a city about 5 miles south, homes have sold for over $40 million.

Spec homes on the coast in the area are rare, said Carswell, due to restrictions and an often-lengthy approval process. Building the four-bedroom, roughly 7,100-square-foot blufftop home has been a decadeslong saga for developer Peter Keserovich, who said he purchased the lot for roughly $600,000 around 1997. It took him until about 2008 to get approval from the city, he said, and the recession at the time delayed financing for the project, so he waited until 2014 to begin construction. He spent about $20 million building the house, which was completed last year, said Keserovich.
It looks like they're talking about 1230 Neptune.

    Just look of late, she gave a $6 million Ocean view to a local developer for ghetto apartments on a corner with no sidewalks.

    She also gave away 30 acres of land that was supposed to have a rail trail on it to adjacent developers for parking. I can’t even imagine the worth of that give away but taxpayers paid for the parking lot improvements and the total value has to be over $20 million.. think of a kickback she received for that one?

    Unless if the dunce gets caught like to Duke Cunningham or Fletcher, its sounds like she’s on a good role. Maybe she’ll be living the good life at the beach by the end of the year….

  8. Folks, I don't think it is 554. I don't think "big daddy" is listed on Realtor.com as of yet. Encinitas/Olivenhain/Cardiff has changed. Not for the worst, simply different. Big money has finally seen the light how nice it is to live here. Out of the way of Hollywood but a short drive. San Diego is nice but the atmosphere is a tad bit different down there. Yes, things could improve but is there an area in the world that can't?
    I like it here having grown up in Point Loma this area very nice.
    Sheriff and Fire take care of business, Trader Joes may have the best looking customers on the planet. Dang themz womenz is good lookin'. What the City Council needs are a couple of folks that know streets, sewer, gas and underground elect, strorm drain specs so they can go to different areas and provide in-depth knowledgeable thought to the rest to the council to include traffic control. Yes, I know my stuff but I'm booked at two major corporations. So I'm out.

  10. There are many homes for sale up on Neptune. A clear sign the bottoms about to fall out in real estate.

    First collapse is happening in commercial followed a few months by residential.

    -Pop… it’s going to make 2008 20% to 30% reduction look like child’s play.

  11. 1:28 yes, it’s changed alright. Downtown is seedy as hell. Screaming drugged outside homeless, filthy dirty streets, traffic and those lovely orange barricades help with the ambience.

    Encinitas looks like a disorganized mish mash of bad ideas with a lot of nice expensive houses confusing those who think it’s a great place to live. Unaffordable at every turn as well as poorly planned and the city council doubling down on the stupidity every month.

    Half of that amount would put me into a lovely property in
    "The Ranch". Something doesn't add up.
    What most people and articles do not provide is living on the coast comes at a price...maintenance. Lots of it.

    If you haven’t noticed, I’m one of Tony’s neighbors and I like it sketchy and gross around here…. Just like at my house.

    Fence off that damn coastal access it make people drive, get more trains going by here pumping out the diesel fumes. They smoke anyway so they might as well get cancer from diesel fumes….and I love the parking lot when you get in the supplies like a 35 year old chairs, and fentanyl at discounts. It’s a great human trafficking sting target area for the sheriffs. Some would call it an attractive nuisance.

    June is onto something.

    Keep the Leucadia super gross and sketchy and it lowers surroundings property values, and therefore rents. We can attract more crackheads Fantinel zombies if the rents are super low. Go June!

    Tony Kranz is a disaster for Encinitas. Every action is a disaster.

    He approves high density which is quickly realized by windfall owners and developers as major profit and the neighborhood is stuck with the traffic, noise, pollution, and the shitty conditions from high density development that most Encinitas moved to Encinitas to avoid.

    He fenced off the coastline and promoted increasing a failing commuter rail system with 30% more pollution and congestion.

    He invites all SD and the World's Fentanyl junkies to Encinitas and then wonders why crime rates are spiking.

    He ignores the collapsing road conditions and doubles down on buying City facility on DEBT like Surfers Point without any appraisal or justification other than my girlfriend Starvin though it was a good idea and the high density apartments will get a $6,000,000.00 dollar view and will be prime for kick backs.

    WTF Encinitas ? Open your Eyes. Your Town Dunce is destroying the former glory of Encinitas. Is this OK.

    Hopefully we will hear some common sense suggestions tonight from the likes of Mark Mavill and others. You know anything out of Kranz or the clowns mouth other than Ehlers is pure BS.
