Nobody wants apartments with no parking

One of the fantasies pushed by California politicians is that if you put high-density development near public transit and amenities, people won't need cars.

The reality? Not so much.

Union-Trib:
North Park's newest apartment complex, Casa Verde, did everything a modern developer is encouraged to do.

Close to the 30th Street Bikeway and walking distance from just about everything, it has microunits designed to maximize space and almost no parking in the 94-unit structure -- encouraging San Diegans to give up their cars.

Yet developer George Champion said as soon as they started leasing in August, renters shied away from the project upon hearing about the parking situation. A few weeks ago, he changed course and bought more than 80 spots at the nearby North Park Parking Garage to renters will have free parking.
Elimination of adequate parking requirements is one of the hallmarks of Encinitas's recent high-density development approvals.

    3. A speaker last night referred to staff’s admission that overflow parking is part of the plan thanks to 1,000s of underparked high density units. Believe they claim a one bedroom allows just one car and a two bedroom 1.5 cars. You can thank Blakespear and Kranz for that. Maybe “Kramz” is more accurate.

      And it’s why Kranz unilaterally declared the recent parking permit issued to suddenly include non adjacent apartment complexes to overflow into residential.

Tony gave us plenty of parking for fentanyl and human trafficking, drug addict sketch tweekers, can/bus lifers, homeless, contractor storage and advertising, boat storage, free parking for adjacent apartment landlords /developers, and greatly increased the flood runoff and flooding frequency and severity of the businesses and conditions along N. Coast Highway 101 were the city spending millions of dollars to try to address thereby increasing the costs to the taxpayer, and acres of tumbleweed

    Tony also gave us a fence that blocks coastal access and access to our local produce stores to get healthy green fresh healthy food from Just Peachy that we used to be able to walk to you and get it now the neighbors all have to drive to the stores and the beaches.

    What TONY didn’t give us is a rail trail like BIA gave to her neighborhood in Cardiff.

    So June H and the Vulcan girls, when is the city going to build a nice rail trail like BIA built down in Cardiff?

    Will you still be alive by the time it’s built and how many of your kids and the neighborhood kids will be killed with their blood all over Vulcan Avenue by not building the rail trail while keeping the parking for the adjacent apartments?

    Why not make all of that parking along Vulcan Avenue paid parking like in dog beach area of Delmar?

    Then the people parking there can help pay their fair share for the future rail trail improvements?

    Where are June and the Vulcan girls going to actually be effective at getting any positive change in Leucadia?

    When will June H and the Vulcan girls support city council members that will actually help Encinitas instead of harm Encinitas?

You have to drive everywhere is you live in North Vulcan Avenue north of Encinitas Blvd. The conditions are sketchy and you have a major risk of being killed trying to walk or bike on Vulcan Avenue. Tony's fence blocks off coastal access and our access to Just Peach and other businesses that we used to walk to and support.

      Tony builds the high density projects and then fences all access off to healthy living.

      Therefore, I conclude, Tony is an unhealthy choice for Encinitas City Council.

    2. How long was that prime piece of real estate vacant and you left out the Lofts example. Whole Foods dropped Encinitas, for a reason, but you can still get a great train brake dust burger there. Also, the reduced parking buildings have not been built yet and will probably be built with parking because those state laws are as empty as the BIA politicians who wrote them heads.     4. While the Whole Foods space was empty, the parent company was still paying full rent. There was no incentive for the prior owners to re-lease it when they were getting paid the same amount to just sit on it. And FTR, the reason Whole Foods failed was because the City failed to make good on its intentions to increase density in the downtown area, which would be necessary to have enough nearby shoppers to support that use. The Lofts failed because the people involved were idiots and over leveraged their project. The current owners of the Lofts are sitting pretty on their current financing and equity since purchase.

    5. Investors know that new homes are going to be a tough sell in a couple years, about the time these projects start coming on line. Smart investors are waiting to buy low and sell high. People want single family homes now more than ever and that is what developers hav been building. Nobody wants to buy a condo a ,5 miles from the freeway that takes 45 minutes to go the .5 mile and has no parking. Each one of those projects will make the next that much worse.

      Both locations are great and thank you for taking the time to consider what would be best for the Surfing Madonna. We're just thrilled that Mark's Surfing Madonna has a home in Encinitas, where it belongs.

      While there is a historical beauty and sense of original roots in placing the mosaic back in its original location, there are also some big disadvantages.

      Placing the mosaic back in its original location under the bridge would potentially create a liability between cars and visitors, resulting in potential lawsuit. It would also result in significantly higher insurance fees and probably lots of sticky red tape MOU agreements between SMOP, COE and NCTD. One of the disadvantages of working with COE and NCTD would be asking for permission every time a cleaning or replacing a tile was made. Too much red tape.

      The current arrangement we have with Chip Conover (owner of Leucadia Pizzeria) is a great one. Chip is extremely friendly and really easy to work with. Furthermore, we were blessed to have artist, Kevin Anderson, paint a beautiful underwater scene below the Surfing Madonna in its current location. Thank you to Kevin Anderson.

      Mike Redman also built a really cool free little library next to the Surfing Madonna for those who want to borrow and share books. Thank you Mike. Then there's the brick patio with over 200 bricks and pavers all dedicated to various people and organizations. There’s a lot of history in the those bricks and it would be heartbreaking for those people to see the mosaic moved. There’s also much better access for person with disabilities, which is really important.

      For those reasons I think the Surfing Madonna should stay in its current location and I think Mark Patterson would have wanted it that way as well. He loved the shade and space the patio provided. Again, we’re just thrilled that the Surfing Madonna has a home in Encinitas.

      I consider my 10 years as President and Chairman of Surfing Madonna great ones and so did the Board of Directors who unanimously voted for me each term. We had a great team of people and we did some amazing things.

      Here’s a list of what I contributed and if you think you could of done a better job, well then I wish you would’ve joined the organization.

      Started and built an award winning and nationally recognized special needs surf camp in 2014. Free for over 200 families each year. That surf camps still continues to this day with over 1,800 families to date being served.

      2. Donated nearly $600,000 in program funding for our local marine habitat, persons with disabilities, at risk youth, Wounded Warriors, youth education programming on local habitat, our parks trail system and consistently donated to local organization that were making a difference.

      3. In 2014 I started and built the largest beach run in the world according to the 2017 Guinness Book of World Records. That record still stands. Thousands of people from around the world competed in our world famous beach run, which was listed as one of the top 50 must do races in the world to do. The Surfing Madonna Beach Run filled up our hotels and restaurants bringing in millions to the businesses each year.

      4. In 2016 I started and built the 2nd largest half marathon in San Diego, the Encinitas Half Marathon. This event brought in roughly 10,000 people each March. The event was labeled by many as one of Californias best Half Marathons. The economic impact on the hotels and restaurants was in the millions and this was in the down season of March.

      5. We gave tens of thousands of dollars to SDA. Scholarships for kids who have kids and we also supported a lot of the teachers who needed additional funding for their programming.

      6. We helped fund the City of Encinitas’s childcare programming for two years.

      7. Donated $60,000 towards the Solana Beach skate park and nearly $100,000 to fix up Pacific View.

      8. I negotiated the relocation of the Surfing Madonna from under the bridge to across the street and made sure that it had new ADA accessibility.

      9. I installed mobility mats on beaches for persons with disabilities and purchased floating beach wheelchairs and new types of marine mammal rescue cages for our displaced pinniped population.

      I’ve received awards from organizations across the country including Congress, Senate, Assembly, Proclamations from our District Supervisor, Catherine Blakespear, CA State Parks and several other city parks departments.

      When I resigned from Surfing Madonna in 2021, I left the organization with nearly $500,000 in cash and investments. Enough money to continue surf camps for a very long time. All this from $0 and art on a wall.

      I’m pleased with what I’ve done and I’m proud to know that the organization is in wonderful hands, with Mike Redman, Cathy Carey, and some outstanding board members who continue to lead and do wonderful work. I still donate and continue to help the Surfing Madonna.

      Yes, the city parks department became difficult to work with, a lot of corruption, extortion and over billing. I finally grew tired of it, our board agreed and so we severed ties with the COE

      I encourage you to attend one of our Surfing Madonna special needs surf camps next year. Look at all the smiling faces, happy parents, kids, volunteers and onlookers. The joy and happiness is infectious. It motivates others to help those less fortunate. Like Mike Redman would say, “alluvialism”. That surf camp is all that is love and good.

      We even teach the parents how to surf with their child, if they want, so they can do it on their own without help from others. Kinda like the old saying “teach a man to fish”.

      Most of these families don’t have much money. Medical bills are high and having a full time job and supporting child with disabilities can be tough. Medical issues are often right around the corner and knocking on the door. So when these families learn that they can surf, hop in the water, and run on the beach for free, it’s the gift of a lifetime.

      When these families see the joy that the beach and ocean brings them and their family they become immediate advocates for protecting our beaches and oceans, because the ocean is taking care of them. It almost becomes a symbiotic relationship.

      I recommend that you volunteer with one of these surf camps and see the difference it makes in not just the child’s life, but the parents, friends, volunteers and onlookers. It’s beautiful and I’m extremely proud to have started it. It’s my greatest accomplishment in life.

I let it slide for about an hour, then decided to confront the Lifeguard.

      We planned to move to Oregon a long time ago. When the Pandemic hit, we decided it was great time to move. We didn't want Mark to get sick, he was really starting to slip mentally and he loved Oregon. I'm happy we did it.

      We still have a 50% stake in a home in Encinitas, I will always love Encinitas and consider her my home. There is no better place in the world than Encinitas. The weather is wonderful, there's a vast selection of restaurants, and we have a lot of friend in Encinitas.

      My wife and I have houses in FL, TX, OR and a 50% stake in Encinitas. If we decided leave OR for TX or FL does that mean we were forced to leave as well?

      I didn't want to work with the city parks department anymore. The illegal pay to play MOU that they demanded we sign or lose our events was getting old. The over billing was getting old. Dealing with Tony Kranz and Catherine Blakespear was getting old. The Board of Directors agreed. So we looked at organizations finances and decided we don't need to put on events anymore, we've got plenty of money to spend on special needs surf camps, art contests and other fun items. It was a win win.

      And by the way, the City didn't drop us, we dropped them.

      That was the beauty of Surfing Madonna, we didn't have to depend on donations, our races provided all our funds.

      Anytime you give a 501(c)(3) money and receive a good or service, it's not considered a donation. For example, when you signup for one of our races and give us $50, you get a t-shirt, medal, timing chip, insurance, food, medical, swag bag, etc. There are a ton of cost that are put into these events. The beach run cost us about 80-100K each year, while the Encinitas Half Marathon cost us about $250K each year.

      So you giving $50 to an 501(c)(3) to participate in their race, is not considered a donation, simply because you are receiving a good or service that we are paying for.

      So your wild assumption that my salary was too high and came from donations is completely false.

    Now guess how much they contribute to the gas tax fund for road and bridge maintenance. Now guess how much they weigh, which is a function of wear and tear on roads.

    Mileage tax will be back, either as a standalone, or additive to the gas tax to create incentive to buy electric.
