Taste is subjective, but it’s no secret that established beachside communities, like Encinitas, are resistant to topographic shifts—particularly when height and population density are involved. The question is how to mitigate the fear of change with the necessity of housing in these legacy communities.
Scott M. Maas is the principal architect at Field X Studio, the firm behind the F Street Residences. He concedes that there was accrued ambivalence from both the citizens and the city.
“The Highlands [is] the oldest neighborhood in the city, for sure, and you don’t see a lot of new projects there. It’s very old houses that have been there for a long time, and many people who live in those houses are multigenerational and don’t really like to see the change,” Maas explains.

Bottom of page 34 you’ll find the guidance on Sharrows. It says Sharrows are appropriate on any road with a marked speed limit of 35 or lower. PCH meets that guidance. Or, on roads above 35 where there is known bike traffic, no bike lane, and the right lane is deemed too narrow for a car to pass a bike with the required three foot buffer space. 101 wouldn’t need that exception, since it was marked 35, but it would certainly qualify.

Money, money, money. We are easy pickings for the destroyers. Our planning dept. is in bed with every one of them. Sweeping them all out will take a new majority, and maybe doubtful even then.
Make every planner become a certified member of the AICP and things might get slightly better. This national organization of city planners requires every member to take yearly classes to remain certified. The focus of these yearly recertifications is for planners to take residents concerns in mind, instead of what we now have.
One of our recent planning directors was the only member and she is gone. If the AICP had been aware of her performance while she was here, she would have been in trouble with her certification.
While the AICP certification should heighten a Planner' s neighborhood land use knowledge, there is currently a Planner on Encinitas DSD staff who is AICP certified, and he is horrible and bumbling. So, no guarantee.....

I got tired of reading all of the BS and felt it was a good time to clear the air. Unfortunately, Jeff Morris is a very sick individual and this campaign brought out the worst in him. There were a lot of bullies constantly intimidating our volunteers and I'm proud to say we handled it well and never resorted to the hysterics or lies coming out of Jeff's camp.
I don't know what Bhavani's issues are or about her obsession with Jeff, but I do think most residents realize now that he was a deeply flawed candidate, unfit for office and by being entered into the race, lost the citizens of Encinitas a shot at getting someone other thanTony elected.
And Bhavani is not her real name.

And there is a new Sheriff who its collecting the screen shots, so perhaps Morris no longer can use his buddies at the Sheriff's office to get off the hook quite so easily.
